Supreme Court Clears Shah Rukh Khan’s Mannat Renovation, Dismisses Petition Against Approvals

Shah Rukh Khan’s iconic Mumbai residence Mannat has received a major legal breather, with the Supreme Court dismissing a petition that challenged the approvals granted for its renovation. The ruling brings the long-running dispute over the bungalow’s expansion to a decisive halt and clears the path for work on the property to continue.

The Latest Update

The petition had been filed by a Mumbai resident who argued that the statutory approvals required for the project, along with environmental norms, had not been followed. During the hearing, senior counsel Shoaib Alam, appearing for the petitioner, submitted that clearance from the Ministry of Environment, Forest and Climate Change was necessary for the project and that such approval becomes mandatory when the cost exceeds Rs 5 crores.

The Supreme Court, however, was not persuaded. Chief Justice Surya Kant observed that Mannat is a private residence and that its occupants are entitled to renovate or make changes to it as long as they remain within the bounds of the law. When the petitioner’s counsel requested that the matter be sent back to the National Green Tribunal, the bench declined. It also underlined that a person’s celebrity status had no bearing on the court’s consideration of the matter.

This ruling followed an earlier decision by the National Green Tribunal, which had already rejected an appeal against the environmental and coastal clearances granted for the bungalow’s renovation and expansion. The tribunal held that the project complied with environmental rules, allowing the work to move ahead.

The controversy stemmed from Gauri Khan’s proposal to add two additional floors to a six-storey annex building at Mannat. Social activist Santosh Daundkar had challenged the Coastal Regulation Zone clearance issued by the Maharashtra Coastal Zone Management Authority on January 3, 2025, claiming the approval process had failed to follow environmental norms. Parties linked to the project denied that allegation and maintained that all necessary permissions had been secured under the rules.

With the Supreme Court now refusing to entertain the plea, the legal hurdle around the renovation has been removed.
